Type Description
Condition The development hereby approved shall be commenced before the expiration of three years from the date of this permission. Reason: To ensure that the Local Planning Authority retains the right to review unimplemented permissions and to comply with Section 91 (as amended) of the Town & Country Planning Act 1990.
Condition The development shall be carried out in accordance with the following documents: (a) The planning application forms, design and access statement and additional information received by Warrington Borough Council on 3rd June 2021. (b) Submitted drawing No's LBC/21/001A - REV1 (Site Layout) LBC/21/002A - REV 1 (Front Elevation) LBC/21/004A - REV1 (Side Elevation) received on 3rd June 2021. Reason: for the avoidance of doubt and to enable Warrington Borough Council to adequately control the development and to minimise its impact on the amenities of the local area and to conform with Policy QE7 of the Warrington Core Strategy.
Condition All materials to be used in the approved scheme shall be as stated on the application form and approved drawings and shall not be varied without the prior written approval of the Local Planning authority Reason: To ensure that the development will be of a satisfactory appearance and to comply with Policy QE7 of the Warrington Core Strategy and the Warrington SPD: Design and Construction
Condition Prior to installation the rainwater goods (guttering and down paipes including fittings) shall be treated in Dark Grey RAL7016 and shall reamain as such thereafter unless otherwise agreed in writing by the Local Planning Authority. Reason: To protect the Visual and Amenity of the Conservation Area and the appearance of the Locally Listed Building in accordancy with Policies QE7 and QE8 of the Adopted Warrington Borough Council Core Strategy and the NPPF
